Property Manager Position Summary We are seeking an experienced, highly motivated Property Manager to oversee the daily operations, tenant relations, financial performance, and overall success of a portfolio that includes luxury residential apartments and premium commercial space located at Quarry Walk in Oxford which includes 166 apartments and growing! The ideal candidate is detail-oriented, client-focused, and capable of managing the unique demands of residential tenants as well as commercial business operators. Key Responsibilities Operational Management • Oversee all day-to-day property operations, ensuring excellence in building maintenance, cleanliness, and security. • Supervise on-site staff including leasing agents, and maintenance team. • Implement and maintain policies and procedures to uphold luxury brand standards across all properties. • Coordinate regular inspections and preventative maintenance schedule with the superintendent of facilities. Tenant & Client Relations • Serve as the primary point of contact for all resident inquiries and concerns. • Foster strong relationships with tenants to ensure high satisfaction and retention. • Enforce lease terms while providing exceptional service, balancing both hospitality and property performance needs. • Handle tenant onboarding and move-out processes efficiently and professionally. • Arrange tenant activities periodically to foster a welcoming and community environment. Leasing & Marketing • Support leasing strategies to maintain high occupancy levels for both residential and commercial units. • Collaborate with leasing agent and team to promote available units through marketing channels and campaigns. • Conduct showings for prospective tenants and negotiate lease agreements. Financial & Administrative • Prepare, manage, and report on annual operating budgets, capital expenditures, and rent collections. • Analyze financial performance, track KPIs, and implement cost control initiatives. • Approve vendor invoices, maintain accurate property records, and generate regular reports for ownership or asset management teams. • Ensure compliance with all local, state, and federal laws and regulations. Vendor & Contract Management • Source, negotiate, and manage service contracts for cleaning, landscaping, security, etc. • Ensure vendors meet the quality standards expected in a luxury property environment. Qualifications • Bachelor’s degree in business, Real Estate, or related field (preferred). • Minimum 5 years of property management experience, with at least 2 years in luxury multifamily space. • Strong understanding of building systems, lease administration, and financial reporting. • Experience with property management software. AppFolio a plus. • Exceptional customer service and interpersonal skills. • Ability to multitask, solve problems independently, and maintain composure in a fast-paced environment. • CPM, CAM, or RPA designation a plus.
