Sales Manager (LATAM - Remote) Company: Olmstead Properties Location: Central and South America (Remote) Reports To: Founder Job Type: Full-Time About Olmstead Properties Olmstead Properties is a vacant land investment company built on a simple belief: landowners deserve support and respect as they decide the best way to sell their land. Since 2018, we've grown from a solo Arizona operation to a team working across more than a dozen states, completing over $12 million in transactions across 450+ closings. Our data-driven marketing approach helps us identify promising properties, and our dedication to service has built our reputation in the industry. The Opportunity We're looking for a Sales Manager who will own and build our sales organization from the ground up. Your primary job is to find, hire, and develop a high-caliber, high-performing sales team that embodies our core values. You'll have full ownership of the sales function—recruiting, training, coaching, and driving performance—with the founder as your only checkpoint. We need someone who can move fast. Within 6 months, you'll scale the team from where it is today to 3–5 Acquisition Managers, and continue building toward 10+ over the following year. If you've built a real estate sales team before and are ready to do it again with the autonomy to do it your way, this is your role. What You'll DoBuild the Team • Recruit, hire, and onboard Acquisition Managers from LATAM markets (you have hiring authority; founder provides final sign-off) • Scale from our current team to 3–5 reps in the next 6 months, and 10+ within 18 months • Establish the hiring bar, interview process, and onboarding playbook that will define the team's DNA Coach and Develop • Provide hands-on coaching through call reviews, role-plays, and 1:1s • Diagnose underperformance early and build targeted development plans • Model and reinforce what great performance looks like across the team Drive Performance • Set and enforce performance standards, KPIs, and daily activity metrics • Run weekly pipeline reviews and team huddles • Maintain CRM discipline and use data to drive decisions • Continuously refine our sales playbooks, messaging, and objection handling Own the Culture • Be the cultural anchor for the sales team—you're building this from scratch, so the team will reflect you • Model and reinforce our core values every day (more on that below) • Create an environment where high performers thrive and low performers either improve or move on Who You Are A Proven Builder. You've built a real estate sales team from scratch before—taking it from a handful of reps to 7–10+ producers. This isn't your first time. You know what works, what doesn't, and how to avoid the mistakes you made the first time around. A Talent Magnet. Your primary skill is finding and hiring A-players. You know how to identify high-caliber closers, sell them on the opportunity, and quickly build a team that performs. You can move fast without sacrificing quality. A Developer of People. You know how to coach, develop, and hold a team accountable. You provide hands-on support through call reviews, role-plays, and 1:1s. You diagnose underperformance early and either fix it or make the hard calls. Experienced with Closers. You have direct experience managing high-ticket closers—not just appointment setters or cold callers. You understand the psychology of getting deals across the finish line and can transfer that skill to your team. An Owner, Not a Renter. You want to take the reins of a sales organization and make it yours. Develop it. Support it. Grow it. You're not looking for a job—you're looking for something to build. Culturally Aligned. You resonate deeply with our core values (below). You're not just willing to follow them—you naturally operate this way already. Our Core Values These aren't wall decorations—they're how we operate and how we evaluate fit: • Extreme Ownership: We own everything in our world. No excuses, no finger-pointing. When something goes wrong, we ask what we could have done differently. • Kaizen: We improve every day. Small gains compound. We're never satisfied with "good enough." • Proactive Communication: We ensure no one has to ask. If something's relevant, we share it before being prompted. • Radical Honesty: We never deceive ourselves or others. We tell the truth even when it's uncomfortable. As the person building the sales team, you will be the primary carrier of this culture. If these values don't describe how you already operate, this isn't the right fit. Requirements • 5+ years managing sales teams • Proven track record building a US-focused real estate sales team from scratch to 7–10+ producers • Direct experience managing high-ticket closers (not just setters or cold callers) • Strong command of CRM systems (Go High Level preferred) and data-driven sales management • Fully bilingual (English/Spanish) • Based in Central or South America Preferred • Experience with land or rural real estate • Familiarity with real estate investment strategies (wholesaling, seller financing, etc.) • Experience hiring and scaling LATAM-based teams serving US clients • Experience with longer sales cycles (weeks to months) • Willingness to get in the trenches and take calls alongside the team when needed CompensationBase Salary $5,000–$7,000/month ($60,000–$84,000/year) Commission Override 7–10% override on total rep commissions earned Total Compensation • At scale (5 reps): $75,000–$105,000/year • Growth trajectory (10 reps): $90,000–$130,000/year Your earning potential is directly tied to the team you build. The better your reps perform, the more you earn. Team Snapshot • Current: 2 Lead Managers, 1 Closer • 6-Month Goal: 3–5 Acquisition Managers • 18-Month Goal: 10+ reps • Company Target: $50MM gross profit run rate by Summer 2028 Pay: $6,000.00 - $11,000.00 per month Benefits: • Paid time off Work Location: Remote Apply tot his job
