Pay Range $105,400.00 - $163,400.00 PURPOSE Thisposition is responsible for siteselectionand all relatedtasks for newandrelocated stores. Related tasks include demographicandcannibalizationanalysis, management ofbrokernetworkandlandlordrelationships,presentationofpropertyattributes to the Senior Director of Real Estate along with other company executives, negotiation of letters of intent, assistingattorneys in leasenegotiations,andassisting in coordinatingprojects with otherdepartmentfunctionalareas.Thisposition is a travelintensiveposition with 50%+ travelpotential. MINIMUM ELIGIBILITY REQUIREMENTS Bachelor’s Degree and five (5) years of real estatesiteselection (at least three (3) years bigboxexperience),basiczoning,siteplan,LOI/leasenegotiation,andconstructionexperience,or an equivalentcombinationof education andexperiencesufficient to perform the essentialfunctionsof the job, as determinedby the company. Additional relevantexperience can besubstituted for the required education on the basisofonecalendar year ofexperience for one academic year of education Musthave the ability to take a developmentfrom market researchandplanningthroughleasenegotiations Skill in persuasiveoralandwrittencommunications, including effective executive-level presentationskills Demonstratedability to effectively establishrelationships with and interact with the realestatedevelopmentcommunityincludingdevelopersandbrokers Demonstratedskills in the areasoflease and contractnegotiations A basic knowledge of how government zoningrequirements,hearingsandpermitapprovalswork. Demonstratedenergy, drive, determinationandpersistence, even whenconfronted with rejection Ability to presentinformation effectively andrespond to questionsfrom executive teammembers,propertyowners,store managers and local governmentofficials Ability to perform market researchandreview market data anddeveloprecommendationsandsolutions Excellentplanning,organizationand time management skills Ability to carryout multiple assignmentsconcurrentlywhileholdingselfandothersaccountable Ability to interact effectively at all levels andacrossdiversecultures Teamwork,collaborationandability to leverageresources along with value and respect ofothers. Ability to adaptto changes in the externalenvironment andorganization Physicalsite evaluation skills Strongcustomerservice and resultsorientation.Provenproblem-solving and team buildingskills Excellentorganizationalskills ESSENTIAL FUNCTIONS Store Development Gathersandanalyzes market data to determine appropriatemarketsandlocations Identifyand evaluate storesitelocations, their availability,access,populationtrends,salespotential,and competition Initiates siteselection, work with legal counsel onLOI, partner with constructiononprojectbudget,assist with leasequestions,and maintain oversightfromstoreproject inception to completion Assist in creating, maintaining and updating the global realestateplan Developandmaintain adequate realestateinventory to meet company goals for theirareaofresponsibility Partner with the Sr. Director ofConstructionand the Sr. Director of New StoreandVisualMerchandising to ensurerealestateprojects incorporatenecessarymerchandising design criteria andspecifications Preparerealestatesiteapproval packages for executive team review Ensurecompliance with corporaterealestatestandards in respect to identifying the bestlocation/best value for all realestateacquisitions Assist in maintainingreports in order to update company leaders on the statusofleasesigningthroughprojectcompletion Analyzeand makes recommendations for underperformingrealestateassets (e.g., closing,leasenegotiation) WORKING CONDITIONS (TRAVEL, HOURS, ENVIRONMENT) Thisposition is salaried,knowingitmay include hours which exceed eight hours in a day or fortyhoursin a week Occasionaltravelrequired including air and car travel Whileperforming the duties of this job, the employee is occasionallyexposed to a warehouseenvironmentand moving vehicles.Thenoise level in the work environment is typically quiet. PHYSICAL/SENSORY REQUIREMENTS MediumWork – Ability to exert 20-50 poundsofforceoccasionally,and/or 10-25 poundsofforcefrequently,and/or greater than negligible up to 10 poundsofforceconstantly to lift, carry,push,pull,orotherwise move objects.Theemployee is oftenrequired to use their handsandfingers, to handleor feel. Theemployee is occasionallyrequired to stand, walk, reach with armsandhands, climb orbalance,and to stoop, kneel, crouchor crawl.
