CCI Construction and Energy Services, LLC (CCI-CES) is expanding its workforce and is seeking a Senior Project Manager to join our growing Facility Support and Professional Services business line. This role entails scheduling, subcontractor management, communication with the client and building occupants, safety and occupational health management, and assurance of quality and compliance. Responsible for overseeing a variety of facility support service projects, including base operating services, custodial, grounds maintenance, logistics, water/wastewater treatment, and other operations and maintenance type projects from $250K to $25M, with the potential to managing up to 15 staff simultaneously across the country. This position is considered a seller-doer role.

Salary Range: $125,000-145,000/annual
Responsibilities:

- Overseeing a staff of facility personnel, including project managers, facility managers, custodial staff, grounds staff, and other operations and maintenance personnel
- Procurement of subcontractors, coordination, organization, and supervision of field and construction activities to ensure on-time delivery, adherence to budget constraints, and upholding high-quality standards and safety regulations.
- Analyze project RFPs and plans, collaborating with executives to define project objectives effectively.
- Efficiently oversee labor, materials, equipment, and subcontractors within the allocated time and budget.
- Foster strong relationships with vendors, subcontractors, field staff, and clients throughout the project lifecycle.
- Manage the evaluation and acquisition of subcontracts, labor, materials, and equipment.
- Supervise the project closely to promptly address out-of-scope work requests, unforeseen conditions, and time impacts.
- Work closely with superintendents, stakeholders, and team members to develop and revise project schedules.
- Develop and scrutinize project budgets and cost estimates meticulously.

- Review and execution of subcontracts and purchase orders
- Develop bid responses and manage project from proposal stage through closeout
- Handle any issues that arise resulting from unforeseen conditions
- Effectively manage and build teamwork within the project execution team
- Manage subcontractors through project completion
- Coordinate with Quality Control and Safety representatives
- Direct project activities to ensure conformance to project budget, plans, specs, and schedule
- Forecast project cash flow in relation to the project schedule
- Track the financial performance of projects
- Prepare project reports for management and clients
- Interface with client
- Maintain our excellent reputation
- Manage overall project team activities
- Meeting with clients to develop new contract opportunities
- Working with existing clients to identify follow-on work
- Attend site visits to develop and understand the scope of services for proposal development
- Work with the proposal, preconstruction, and estimating team to develop the overall proposal cost estimate
- Develop and author the technical approach during the proposal phase
- Develop the scope of services, determine what services will be self-performed, and identify trusted subcontractors to participate in the bidding process
- This position will require up to 50 percent travel
Minimum Qualifications:
To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed are representative of the knowledge, skill, and/or ability required.
- 10+ years of related experience or equivalent combination of experience and education
- Bachelor's degree from a four-year college or university in engineering or a related field preferred
- 8 – 15 years of managing staff
- Management of facility support services projects
- Experience executing federal projects
- Strong customer service ability
- Skilled in conflict resolution
- Able to maintain morale within the group and foster an environment of strong team spirit

Job is performed in a combination of office work, work throughout occupied and unoccupied buildings, and outdoor site locations. The office setting includes exposure to computer screens and requires extensive use of a computer, keyboard, and mouse. Building assessments will be conducted throughout buildings including crawl spaces, attic spaces, and confined spaces. Outdoor settings include walking, driving, and carrying supplies throughout all seasons with exposure to heat and cold conditions, and potentially wildlife. Is occasionally exposed to fumes or airborne particles, toxic or caustic chemicals, and loud noise.
